Climate: at 2500-3000′ elevation, weather is typically warm-dry in summer with highs 80-95F, and cool-damp in winter 25-55F with occasional light snow. Average precipitation of 15-20″ with around 250 days of sun and infrequent wind.

Access: the property is less than 10 minutes from the interstate freeway via maintained gravel road that is drivable by most 2WD vehicles year round. Roads on site are currently unsurfaced (dirt) with some muddy spots after heavy rains.

Landscape: the site slopes gently to the north, with good sunlight all day and year. Ground surface is generally grassy, with some rocky and brushy areas. No erosion or drainage issues. Seasonal stream and pond holds water in wetter years. 

Community: the nearest small town of Hornbrook (10 min drive) is very quiet with a handful of commercial operations. Yreka (20 min) has many more offerings. Ashland, OR (30 min) is the most culturally rich and appealing area town.
